Terms governing an independent real estate professional directory, sponsored placements, accounts, annual subscriptions and user rights.

Operator, Agreement and Scope

IranianAgent.com (the “Site” or “Directory”) is owned and operated by ZSany LLC (“ZSany,” “we,” “us,” or “our”). These Terms of Use (“Terms”) govern visitors, agents, brokers, brokerage representatives, account holders, advertisers and purchasers of Directory services. The Privacy Policy describes our processing of personal information, and the Disclaimer provides additional limitations concerning Directory content.

Simply viewing a publicly accessible page does not necessarily establish an enforceable contract. When you affirmatively accept these Terms, create or claim an account through an applicable acceptance process, submit material under an accepted agreement, or buy a package, you agree to these Terms to the extent legally enforceable. A confirmed purchase order controls an express conflict concerning purchased benefits, subject to mandatory law.

An Independent Real Estate Professional Directory

The Site is an independent professional-profile directory and advertising platform. Visitors browse agents and brokers and independently decide whether to contact them. We do not list individual properties for sale or rent, conduct property showings, negotiate purchase agreements, hold deposits, collect brokerage commissions, or act as a real estate broker, agent, property manager, lender, escrow provider or settlement agent.

Directory search, geography and paid placement are informational and advertising features, not individualized real estate representation, an appraisal, legal or financial advice, or an independent recommendation of any professional. Actual activities—not descriptions alone—determine whether a service triggers licensing or other regulatory requirements.

No Brokerage, Agency or Client Relationship with ZSany

Using the Site, viewing a profile or sending an inquiry does not create an agent–client, brokerage, fiduciary, advisory or other professional relationship with ZSany. A relationship with a listed professional, and any applicable agency disclosure, representation agreement, brokerage supervision or consent, is governed by the professional's separate arrangements and relevant law.

ZSany does not determine commissions, negotiate real estate agreements, conduct fiduciary duties for a buyer or seller, or supervise real estate services. Visitors should evaluate representation and conflicts directly with the relevant licensed brokerage.

Iranian Community Focus and Fair Housing

The Directory is designed to help the Iranian and Persian-speaking community discover real estate professionals, including agents who offer services in Farsi/Persian or who serve that community. Language ability, community affiliation and related descriptions may be self-reported. Listing eligibility and enforcement are subject to applicable nondiscrimination laws.

All prospective buyers, sellers, tenants and other visitors may use the Directory regardless of ethnicity, national origin, language, race, religion or other legally protected status. No professional may use the Site to state an unlawful housing preference, steer customers, exclude protected groups or discriminate in housing-related services. A community or language focus does not authorize discriminatory housing advertising or transactions.

Professional Eligibility and Brokerage Responsibility

Professionals registering or managing listings must truthfully describe their authorization to perform the advertised services, professional designation, practice locations and employing or supervising brokerage. Professional licenses, affiliations and claimed qualifications are self-reported or drawn from publicly available sources unless a specific independent check is expressly described. ZSany does not certify active licensing or brokerage standing by merely publishing a profile or activating an account.

Agents and their employing or supervising brokers remain responsible for professional and consumer-protection compliance, obtaining any necessary brokerage approval, and promptly correcting material changes. Where a particular advertisement legally requires a license number, registered brokerage name or additional identifying details, the professional must provide that information and ensure that it is displayed appropriately; otherwise ZSany may restrict or decline that advertisement. ZSany may request supporting information and moderate inaccurate, misleading or unlawful listings.

Account Creation, Email Activation and Security

An account may be opened by a professional, an authorized representative or ZSany using professional contact information. ZSany may send a password-reset or activation link to the associated email address. Completing that process establishes access through the email account, but does not conclusively establish that the user is the named professional or that the user possesses a valid real estate license.

Account managers represent that they are the listed professional or have authorization to manage the listing. They must keep credentials secure, promptly report unauthorized use, and provide reasonable supporting information when ownership or authority is disputed. We may restrict access while investigating suspected impersonation or misuse.

Blue Checkmark—Account-Management Access Only

A blue checkmark indicates that a person with access to the associated professional email/account has activated the profile-management account and can manage the listing. That person may be the listed professional or someone acting on the professional's behalf within the brokerage or company. The badge does not independently verify the individual's identity, the owner's authorization, real estate licensing, brokerage affiliation, professional history, Farsi fluency, transactions, client reviews, or quality of service.

We may conduct additional checks in response to reports or disputes. Any separate identity or licensing verification claim must describe the checks actually completed and may be changed or removed where unsupported.

Public-Source and Unclaimed Profiles

Where lawful, we may create and publish profiles containing professional business information gathered from official regulatory directories, brokerage websites and other public professional sources, including before a professional has claimed the listing. A listing does not imply that the professional submitted it, consented to every detail, endorsed our Directory or purchased advertising.

Public availability does not remove privacy, copyright or advertising obligations. Professionals and authorized representatives may request a correction, claim review, publication objection or removal through the contact form. We may request information reasonably necessary to validate the request, and will act subject to applicable rights, legal obligations and legitimate business needs.

Profile Data, Accuracy and Changes

Profile information may include English and Farsi names, biographies, practice categories, service locations, brokerage names, business telephone and WhatsApp details, professional websites, social links and images. Agents are responsible for keeping information accurate and current. The Site currently focuses on professional profiles, not individual property listings.

Some submissions or updates from new accounts may enter a pending review queue. Changes by already published accounts may appear immediately without advance manual review. We may investigate reports, require corrections, restore prior content when technically possible, or remove material. No routine human review of every edit is promised.

Licensing and Professional Claims Are Self-Reported

Unless a profile expressly identifies a specific completed check, license status, brokerage affiliation, professional specialties, certifications, Farsi proficiency, transaction numbers and awards are supplied by professionals or obtained from public sources and are not independently verified by ZSany. A name appearing under a region does not itself prove authorization to perform brokerage services there.

Users should check the relevant licensing authority and professional brokerage directly. Agents must promptly update any suspension, cancellation, expiration or transfer of their registration or brokerage association. The Site may require reasonable documentation if information is challenged.

Brokerage Identification and Local Advertising Requirements

Licensing and brokerage affiliation information supplied in the Directory is generally self-reported or obtained from public professional sources and is not independently certified by ZSany. The Site does not currently display individual professional license or registration numbers as a standard profile field. Some jurisdictions require additional information, such as the registered brokerage name or an individual license identifier, to appear in certain online advertisements. In those circumstances, the professional must provide the legally required details, and the relevant advertisement must be adapted or withheld until the necessary disclosures can be displayed. The professional and, where applicable, supervising brokerage are responsible for ensuring that profile content and paid promotions satisfy local advertising requirements, including accurate names, titles, brokerage disclosures, required identifiers and prominence rules. ZSany may request documentation, require changes or suspend a placement where necessary. A paid package does not excuse any legal advertising requirement.

Limited Inventory and Geographic Scope

Only the specific geography and tier listed in the accepted order is reserved. An exclusive paid advertising position is not an exclusive license to represent residents, customers or properties in that market. We will not knowingly sell a conflicting exclusive position for the same defined inventory and paid term.

Packages, Current Pricing and Accepted Orders

Current subscription packages, advertising benefits, availability, geographic coverage and publicly advertised prices are described on the packages page. Prices and inventory may change, and published package descriptions do not reserve an advertising position until a purchase is accepted. The price, billing frequency, selected location, subscription term, taxes and any specifically purchased benefits shown and accepted at checkout or in a separate written order govern that purchase, subject to applicable law.

Published promotional comparisons, including any former-price or savings claims, must reflect a genuine and supportable basis for comparison. Optional video, social, homepage, category or other advertising services are included only when expressly specified in the accepted order. A purchased package is an advertising service, not a promise of clients, transactions, revenue or third-party search rankings.

Annual Automatic Renewals and Authorization

Paid packages are annual subscriptions that automatically renew for successive annual terms unless canceled before the renewal charge, subject to the confirmed order and applicable law. At checkout we disclose the recurring price, term, material benefits, renewal frequency and cancellation methods, and obtain any affirmative authorization required by applicable law.

We provide renewal notifications and disclosures when required by law and may provide additional reminders as a business practice. Material changes, including price increases, will be disclosed in advance, with consent where required. Existing promotional or introductory pricing continues only when expressly promised.

Cancellation Through the Panel or Email

You may cancel the next automatic renewal through your client panel or through the contact form. Cancellation requests received before the renewal charge and reasonably authenticated take effect to prevent future annual renewal charges, even if administrative processing occurs afterward. No general requirement to cancel 30 days in advance is imposed by these Terms. We may verify account ownership to protect against unauthorized cancellation, but will not unreasonably obstruct a lawful cancellation request.

No Refunds After Purchase; Legally Required Exceptions

All paid subscriptions and advertising packages are nonrefundable after purchase, except where applicable law requires a refund or other remedy, where an express written purchase agreement provides otherwise, or where ZSany agrees to correct a duplicate or erroneous charge. There is no automatic prorated refund for unused time or cancellation of future automatic renewal. This policy is disclosed at checkout and applies to both initial purchases and authorized renewals.

If ZSany materially fails to deliver an expressly purchased service, the customer may use the contact form to request an appropriate resolution. Nothing in this policy excludes mandatory rights, remedies for unauthorized transactions, or valid payment disputes that cannot lawfully be waived. We do not impose undisclosed cancellation penalties.

Stripe and Payment Administration

Paid services are processed through Stripe. Card information is ordinarily handled by Stripe; ZSany may receive related billing identity, payment status, transaction identifiers, limited card details, subscription settings and invoices needed to administer the service. Customers authorize only the charges presented and accepted during enrollment or lawful renewal.

Taxes may apply based on the order and law. After a failed charge, we may provide notice, attempt a permitted retry, and pause premium service if necessary, subject to mandatory requirements and the accepted agreement.

No Leads, Sales or External Search Guarantees

No free or paid package guarantees a number of calls, qualified leads, retained buyers or sellers, closings, referrals, commissions, revenue, investment performance, visibility in Google or AI products, or uninterrupted third-party social distribution. The Directory can promise only specific on-platform services stated in a confirmed paid order.

Statistics, examples and projections must be accurate and supported when presented, but historical performance does not establish future results. Changes to search systems, demand, competitors, location inventory and technical systems may affect exposure.

Visitor Inquiries and Third-Party Communications

The Site may display professional contact methods or provide an optional form that forwards a visitor's inquiry to a selected agent. The Site does not guarantee delivery, a response or acceptance as a client. External WhatsApp, email, telephone and website links involve other providers and professional businesses, each with its own procedures.

Do not submit bank details, wire instructions, identification documents, confidential property transaction information or other highly sensitive information through general Directory contact channels. Confirm the identity of a professional and wire instructions through an independently established trusted method.

No Property Listings or Transaction Services

IranianAgent.com currently provides professional profiles and categories, not inventory of homes, commercial property listings, MLS feeds, valuations, purchase offers, escrow, property management, inspection or financing services. Search categories such as “Residential” and “Commercial” describe professionals' advertised areas of service only.

Any future property listing, agent-matching, transaction or mortgage functionality may require new terms, permissions and regulatory assessment before launch. Neither current Directory access nor a sponsored subscription grants an MLS license or rights to publish third-party property data.

Fair Housing, Accurate Marketing and Prohibited Claims

Professionals must not upload or transmit content that falsely represents licensing, brokerage affiliation, sales results, awards, ethnicity or language abilities, or encourages unlawful steering, exclusion or preference in housing-related services. Claims such as “#1 agent,” guaranteed investment returns, official endorsements or independently “verified” credentials require appropriate substantiation and must comply with applicable law.

Where social promotions or testimonials are separately contracted, agents must obtain required consents and disclose material sponsorship connections as legally required. A paid badge is a purchase designation, not an independent judgment of merit.

Reviews, Testimonials and Editorial Content

If the Site or affiliated marketing channels publish reviews, interviews, testimonials or performance statements, they do not automatically represent independently verified facts, and prior transactions do not guarantee future outcomes. Fabricated reviews, concealed material incentives and deceptive testimonial editing are prohibited.

We may review, contextualize or remove disputed or prohibited statements, including statements likely to mislead users or violate professional advertising standards. We do not guarantee comprehensive screening of every external statement.

Content Rights and Permissions

A person uploading biographies, names, portraits, professional logos, marketing copy or other content represents that they have lawful rights and approvals to submit it, including brokerage or photographer permission where necessary. The submitting person grants ZSany a worldwide, nonexclusive, royalty-free license during the applicable content use to host, edit for format and accessibility, translate with appropriate review, publish, display and promote the supplied material as reasonably necessary for the Directory and purchased services, subject to law and removal rights.

No content submission transfers third-party copyrights or authorizes misuse of another brokerage's trademarks or imagery. Reasonable complaints may lead to restriction, correction or removal.

Directory Intellectual Property and Automated Access

The Site's original text, branding, design, code, taxonomy and compilation are owned by ZSany or its licensors. Users may access the Directory for ordinary lawful research and authorized profile management; they may not replicate, bulk harvest, resell, train models on, or systematically extract Directory content without written authorization, except as expressly permitted by law.

Nothing in these Terms bars lawful search-engine activity or other conduct that cannot legally be prohibited, and ZSany does not claim ownership of independently created material belonging to others.

Prohibited Use and Account Integrity

Do not impersonate an agent or brokerage; claim a profile without authorization; post false, defamatory or discriminatory information; harvest personal information for spam; misuse identifying details; collect passwords; bypass Site security; distribute malware; undertake unauthorized automated extraction; or use the platform for unlawful financial, housing or sanctions-related activities.

We may take proportionate technical and moderation steps to protect users and the Directory, including security investigations and temporary restrictions while disputed ownership is reviewed.

Moderation, Suspension, Removal and Complaints

ZSany may reject, correct, restrict or remove profile content, advertising or accounts for reasonable grounds including misrepresentation, fraudulent claims, inaccurate licensing or brokerage information, fair housing concerns, infringement, threats, sanctions, security risks or material breach. Where appropriate, we may offer notice and an opportunity to remedy an issue. Paid tier status does not exempt a professional from compliance requirements.

Financial outcomes of any suspension or termination are subject to the accepted order, the basis for removal and applicable law. Complaints and correction requests can be sent through the contact form.

International Coverage and Sanctions

Profiles may appear for professionals in the United States, Canada and other permitted markets. Listing or advertising in a country does not imply professional licensing, site registration or guaranteed legal availability in that country. Local law may require additional statements, permissions or restrictions, which the professional must identify and ZSany may enforce where relevant.

As a U.S. business, ZSany may decline or restrict transactions prohibited by applicable U.S. sanctions or export controls. Decisions are based on applicable law and transaction facts, not merely a person's Iranian ancestry or language.

Third-Party Links and Service Providers

Links to brokerage sites, maps, messaging services, social media, payment processors and regulators are offered for convenience. ZSany does not operate those independent services, guarantee their content or security, or endorse their professional conduct. Users should review each provider's terms and privacy practices.

Privacy, Notices and Electronic Communications

Personal information is governed by our Privacy Policy . Profiles may be intentionally public and searchable. We may deliver account, billing, security and essential service notices through the supplied contact methods as permitted by law. Promotional communications are subject to applicable opt-in, identification, unsubscribe and suppression obligations.

Copyright, Trademark and Impersonation Complaints

Report copyright, trade name, trademark, privacy and impersonation concerns through the contact form with the disputed page, a description of your claimed rights and contact details. We will evaluate reports and comply with applicable takedown procedures where legally required.

A general email reporting address does not replace an officially registered DMCA designated agent where such registration is required to qualify for relevant statutory protection. We may address repeat infringement and deceptive use of professional marks.

Disclaimer of Warranties

To the maximum extent permitted by law, public Directory information and generally available features are provided “as is” and “as available,” without implied warranties of continuous availability, completeness, fitness for a particular purpose or the accuracy of third-party professional submissions. ZSany does not disclaim express advertising commitments in a valid accepted order or mandatory rights that cannot lawfully be waived.

Limitation of Liability

To the fullest extent lawfully permitted, ZSany will not be liable for indirect, incidental, consequential, special, punitive or lost-profit damages arising from use of the Directory or advertising services. For claims that may lawfully be contractually limited, ZSany's aggregate direct liability will not exceed the greater of US $100 or amounts paid for the affected ZSany service during the preceding 12 months.

Nothing limits liability for fraud, willful misconduct, statutory remedies or other claims where exclusion or limitation is prohibited. A contract-specific promise remains subject to mandatory law and any express higher remedy in a signed agreement.

Commercial Subscriber Indemnification

To the extent permitted by applicable law, professional subscribers and commercial account holders agree to defend and indemnify ZSany and its personnel from reasonable third-party claims arising from their unlawful or infringing submissions, unauthorized profile management, misleading brokerage or licensing claims, discriminatory advertisements, or material breaches attributable to them, excluding claims caused by ZSany's own unlawful conduct. ZSany will provide reasonable notice and permit appropriate defense participation, subject to conflicts and law.

Governing Law and Dispute Resolution

These Terms are governed by Washington State law without regard to its conflict-of-law rules, except where mandatory protections or other applicable rules provide otherwise. Subject to legally mandatory venue and jurisdiction rights, disputes may be heard in competent courts located in Washington State. No mandatory arbitration clause is imposed by these Terms.

Parties are encouraged, but not required, to request informal resolution through the contact form. Nothing prevents urgent relief or the timely exercise of legal rights.

Updates, Entire Agreement and Contact

We may update these Terms prospectively and provide additional notice or consent when required by law. Material updates will not automatically deprive customers of benefits purchased for an existing term. If a provision is unenforceable, the remaining provisions continue to the extent permitted by law. Failure to enforce a provision does not constitute a continuing waiver.
